RENOVation in a new way in KALMARHEM


Kalmarhem AB is a completely owned communal property company. The company has approximately 5,000 apartments, of which 1,000 are student apartments. Further, Kalmarhem has approximately 22,000 square meters of premises. In total, a surface area of a little more than 300,000 square meters. For close to 300 apartments in their inventory, Kalmarhem has chosen a special concept to take care of their renovation needs in a cost-effective and smooth way. The apartments have plastic pipes from 1970-71 which now need to be repaired.

 

The concept involves Proline as a subcontractor for Skanska goes ahead and casts new pipes and lines in all the apartments, all drainage lines except the floor drains are relined. Afterwards, Skanska will go in and change the sealing layer in all the bathrooms. The old floor drains will be core drilled and a new drain will be installed at the same time as the sealing layer, mat and clinker are built up in the bathrooms. In connection with this a number of renovations will be done in the kitchen too, for example new countertops and an improved surface layer.


“Proline had done a number of test apartments ealier in Kalmarhem, so we are well acquainted with the technique. We placed great emphasis on the fact that this procedure didn’t generate such large operations in the apartments or disruptions for the tenants,” says Ulf Kaldner at Kalmarhem. “The proof is that we have not received any complaints from the tenants. The bonus is that we can take care of both bathrooms and drainage systems for a lower price.”
